On a July morning, at the tender age of five, I watched the building next to my Bronx tenement capitulate to the blows of a wrecking ball. The devastating simplicity of a dead weight buckling a masonry wall has stayed with me all my life, mostly because this theater of destruction is repeated in New York on a near routine basis. Thousands of buildings disappear in a pile of dust and brick each decade, to be replaced with others. Arguably a necessary evil in a large city, the practice had by mid-century become foolishly indiscriminate.

Last year, the only surviving commercial work designed by architect Louis I. Kahn was torn down with little fanfare in Philadelphia. Designed in a partnership with another Philadelphia-based 20th-century architect, Oscar Stonorov, the Coward Shoes store at 1118–1120 Chestnut was completed in 1949 at the height of the area’s commercial success. In the years since, the street and the building fell into decades of decline as shopping moved to the suburbs. The first floor of huge windows were converted, and its modernist façade blending into the dilapidation. By the time a permit was issued for its demolition in 2014, most people had forgotten it was anything other than an eyesore.

This week, the first awardees in the new Keeping It Modern grant initiative from the Getty Foundation were announced for 20th-century modernist architecture that requires long-term conservation planning. From Le Corbusier’s apartment and studio in his Molitor building in Paris, to Frank Lloyd Wright’s Robie House, the ten structures all involve techniques that were innovative at the time, but aging in ways that may be detrimental to their futures.
